The client was awarded a substantial contract to supply goods to a large mining company but would only get paid on 120 day terms. The client needed to place an order with his suppliers on 30 day payment terms. His bank could not assess his application for a business loan and provide the increase in funding within the time frame required. Quantum provided a short term business loan secured by second mortgage against the property of the business owner within a few days and they were repaid in 120 days when the mining company paid the client.
A small retailer wished to purchase stock for the approaching peak trading season. Financials were not up to date and the borrower could not access bank funds. Quantum provided a loan secured by second mortgage over the residential property of the retailer within days. The retailer settled Quantum via a refinance of the residential loan once the business financials were completed.
The client had to settle on a business purchase and his bank did not approve the transaction in time. The client's transaction was at risk and he approached Quantum with a week to go to settlement date. The bridging loan was approved using a second mortgage over his residence and the client settled on time. Business finance approval took a further two months and Quantum was paid out.
The client needed to avert legal action by the ATO due to unpaid tax assessments. The refinance process through his existing bank loan would not meet the time deadlines imposed by the ATO. Quantum provided a two month bridging finance facility, secured by second mortgage, to pay out the ATO and was settled by the refinance of the loan.
The borrower had a shortfall on paying out a shareholder of their business and non-payment by the due date represented financial penalties. Quantum provided short term finance to pay the shareholder against second mortgage property security and was paid out on completion of the client’s restructure.
The borrower required $500,000 as part payment for a shipment of stock worth several million dollars with daily holding costs in the tens of thousands. The client approached Quantum at 4pm on a Friday with a requirement for funds on Monday morning. The transaction was approved with first mortgage security, documented by special arrangement with solicitors over the weekend and funding was provided to meet the client’s deadline. The client refinanced the first mortgage with a bank two months later and settled the Quantum loan.
A consortium of borrowers had secured significant lines of bank funding for the construction of a block of apartments in the North West of WA, secured by the development property itself. One of the bank’s further security requirements was the provision of a $ 2 million cash deposit to cover the risks of cost overrun on the project. The consortium was able to offer the Quantum Group a combination of first and second mortgages over their various properties and the cash lodgement was made. The project was completed on time and in budget and the loan settled out of the financing of the completed development by a bank.
A property developer needed to secure a commercial property for redevelopment in WA. While the property was tenanted and therefore income earning, it had a better use when redeveloped. Funding for the redevelopment phase had already been secured in principle from a bank, subject to a planning approval adjustment and presales. To provide the developer with the time required, Quantum Credit extended a six month loan to acquire the property and secured the loan by first mortgage over the target property as well as second mortgages over three separate residential properties. The loan was settled out of the proceeds of other development projects.
